FIRE PROTECTION IN RESIDENTIAL BUILDINGS – obligations of residential
communities and building managers, practical implementation and
responsibility in accordance with the regulations of the Republic of Serbia

In practice, fire protection in residential buildings is often neglected, even though legal obligations are clearly defined.
Deficiencies in the maintenance of installations and systems, lack of proper documentation, and unclear division of responsibilities between building managers and residential communities represent an everyday risk.
This seminar is designed to provide concrete and practical solutions for aligning the actual condition of buildings with legal requirements, with the aim of reducing risks to the safety of people and property, as well as legal liability.
OBJECTIVE OF THE TRAINING
The goal of the seminar is to provide participants with a clear understanding of their obligations, as well as practical steps for establishing a functional fire protection system in residential buildings.
After the training, participants will be able to:
- identify and assess risks in buildings
- organize and control the maintenance of fire protection systems
- maintain required documentation in accordance with regulations
- improve safety processes in practice, not just formally
Special focus is placed on moving from formal compliance to active safety management of buildings.

- Legal framework for fire protection in residential buildings
- Responsibilities of building managers and residential communities
- Minimum technical requirements (hydrant network installations, portable fire
extinguishers, fire detection and alarm systems, evacuation signage) - Maintenance planning and periodic inspections
- Most common mistakes in practice and real-life examples
- Organization of evacuation and response in case of fire
- Documentation – mandatory records and how to maintain them
- Inspection supervision – what is checked and how to prepare
- Liability (misdemeanor and criminal)
METHOD
The seminar is conducted through a combination of expert lectures, analysis of real-life case studies, and interactive discussions.
Participants will have the opportunity to ask questions and receive practical advice for their own facilities, with a focus on real situations and applicable solutions.
